The times they are a-changin’. This year, the fall real estate market looks a little different than previous years, with a higher inventory of homes for sale in Stratford and surrounding areas. This means more choice for buyers, but for sellers, it means you absolutely must make your house stand out from the rest when you list it for sale.

Make your home memorable - and one that will sell quickly - with these 5 staging secrets:

 

1.   Fresh and Clean in the Kitchen

You’ve heard it before, and it is 100% true: the kitchen is the heart of the home. And buyers will be paying close attention to the status of this room. However, shy of a full-blown renovation, there isn’t too much you can do in terms of furniture layout here, so the malt team usually focuses on presenting a clean, decluttered space.

Completely clear the counters of small appliances and knick-knacks (so long for now, Keurig!), and tuck away unsightly items like compost bins. You can add a little life to the space with some greenery or flowers and small vignettes of cookbooks or pretty crockery. But mostly go for clear, fresh, and clean here.

 

2. The Living Room Life Force

The living room is where the malt team spends most of our time. It’s super important to ensure you have a good layout with easy traffic flow through the room. Less is more as well. We’ll often remove a few pieces of furniture to create an airy space and make the room feel bigger. Arrange furniture into a layout that would promote conversation – not just facing the TV - and make sure no pieces block the entrance or exit into the room. Declutter here, too, especially of any personal items, and stick with neutral artwork.

3. Keep Calm and Primary Bedroom On

We all know sleep is the key to happiness, right? Potential buyers really want to be able to see themselves as calm and relaxed in the primary bedroom. Create a sanctuary feeling with layered white - or pastel - coloured sheets and cushions, warm lighting (bedside lamps), light curtains, clear tabletops, and minimal artwork. Zzzz…

4. In the Zone

In a way it wasn’t just a few years ago, a home office or space to work-from-home, is now a “must” on most buyers’ wish lists. If you have an extra bedroom that you can turn into an office, do it. It doesn’t have to break the bank – you only need a basic desk, office chair, table lamp, and maybe an accent chair and piece of art on the wall (hello Ikea!). If there isn’t a dedicated room, the malt team will look for an appropriate space in the house that can become a work zone – such as in the basement rec room, along a long wall in the family room, or in a hall or foyer. Add a small desk, office chair, a laptop as a prop and maybe a little plant for good measure.

 5. Bathing Beauties

The malt team approach to bathrooms is the same as for kitchens: make them fresh, clean, and decluttered. Clear the counters of all knick-knacks, style with fluffy white towels, clean the mirror, add a little greenery, and voila, a bathroom sanctuary awaits!
